
The primary aim of 2ARCHITECTS is to work with our clients in a purposeful and collaborative manner to produce Architecture of old-world craftsmanship and enduring value.
PRELIMINARIES
We begin all of our client relationships with some initial get-to-know-each-other time in our Boerne office. At some point it becomes apparent that we can form a compatible and successful architect-client team. We discuss the broad outlines of the agreement and schedule a visit to the property.
SITE VISIT
After a thorough examination of potential sites, a best building site is selected - one that appropriately responds to views, accessibility, infrastructure and code requirements, and natural features.
PROGRAM/BUDGET
We review out client's ideas and plans and discuss them in relation to the selected building site. A comprehensive program or list of indoor and outdoor spaces, drives, landscape and water features, etc, is published along with an estimate of probable construction cost and a construction schedule.
ENERGY STEWARDSHIP
Environmentally smart design methods, materials and technologies are reviewed, evaluated, and incorporated into the design when they make long-term economic sense and advance sensible environmental objectives.
DESIGN
Our design process is one that welcomes the opportunity of creative surprise in the pursuit of a solution that honors both practical objectives and artistic expression.
CONSTRUCTION
We assist our clients in the selection of quality and dependable builders and contractors and insist on regular visits to the site during the construction period to ensure quality construction, promote good on-going communications among all participants, monitor the construction schedule, and manage changes to the design in an efficient and cost-effective manner.
DESIGN/CONSTRUCTION OPTIONS
Our clients can also choose from other design construction approaches such as design-build or design-construction manager/agent, a construction option that can result in significant savings because it allows the client to be his own contractor.
